These Terms of Use (“Terms”) govern your access to realty-scan.com and the RealtyScan property-analysis service. By using the service, you agree to these Terms. If you do not agree, do not use the service.

Eligibility and authority

You must be at least 18 and legally able to enter a contract. You represent that you have the right to submit the information and documents you provide and that your use will comply with applicable law and third-party rights.

The service

RealtyScan uses automated research, analytical methods, and artificial intelligence to produce preliminary property information, estimates, scenarios, risk signals, and suggested diligence steps. Outputs depend on user inputs and available public or licensed information, which may be incomplete, outdated, conflicting, or inaccurate.

Not professional advice or an appraisal

RealtyScan is not a licensed appraisal, broker price opinion, home inspection, title search, survey, environmental assessment, engineering report, insurance quote, legal opinion, tax advice, lending valuation, or personalized investment advice. Reports are informational starting points only. Verify all material facts with qualified local professionals before buying, selling, financing, insuring, repairing, or investing in property.

No guarantee

We do not guarantee property value, condition, rent, expenses, marketability, financing, insurance availability, investment performance, the completeness of sources, or any transaction outcome. Scores and ranges are estimates, not statements of fact. Past or modeled results do not guarantee future results.

Accounts, requests, and acceptable use

You may not misuse the service, interfere with its operation, bypass request limits, automate abusive submissions, probe security, upload unlawful or malicious content, impersonate another person, infringe intellectual-property or privacy rights, resell reports without permission, or use outputs to make unlawful discriminatory decisions. We may limit or suspend access to protect the service and its users.

Payments and launch pricing

Prices are shown before checkout and may change. Promotional or early-access prices, including a $5 launch price where displayed, may be withdrawn at any time but will not affect an already completed purchase. Payments are processed by Stripe under Stripe’s terms. A purchase covers the report identified at checkout and does not create a subscription unless checkout expressly states otherwise.

Refunds and failed delivery

If a paid report cannot be delivered because of a technical failure, contact us within seven days of purchase. We will attempt to restore or regenerate the report and, if we cannot do so within a reasonable time, refund the report price. Dissatisfaction with an estimate or a later difference in property or market information does not by itself establish a technical failure.

User content

You retain your rights in information and documents you submit. You grant us a limited license to host, copy, process, and transmit that content as necessary to provide, secure, and improve the requested service. Do not upload sensitive personal information that is not necessary for the analysis.

RealtyScan content

The service, design, software, report structure, branding, and related materials are owned by RealtyScan or its licensors and are protected by applicable law. You may use and share a purchased report for your own personal or internal business decision-making, but may not copy the service, remove attribution, create a competing dataset from it, or commercially redistribute it without written permission.

Third-party services and sources

The service may link to or rely on third-party sites, data, AI systems, maps, analytics, and payment services. We do not control and are not responsible for their availability, content, terms, or accuracy.

Service availability and changes

We may modify, suspend, or discontinue features, sources, prices, or the service. We do not promise uninterrupted or error-free operation. We may correct or withdraw a report if we identify a material processing error.

Disclaimer of warranties

To the maximum extent permitted by law, the service is provided “as is” and “as available,” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, non-infringement, and availability.

Limitation of liability

To the maximum extent permitted by law, RealtyScan and its providers will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, lost profits, lost opportunities, loss of data, or decisions made in reliance on the service. Our aggregate liability arising from a paid report will not exceed the amount you paid for that report. Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.

Changes to these Terms

We may update these Terms as the service develops. Updated Terms apply from the effective date posted above. Your continued use after an update constitutes acceptance of the revised Terms.
